The licensing roadmap

Zero to licensed in five steps.

Everything on this page is the actual process — verified against NMLS requirements — with the exact course providers our branch recommends. Most people finish in 4–8 weeks.

Step one · ~30 minutes

Create your NMLS account

The Nationwide Multistate Licensing System is the national registry every mortgage professional lives in. Creating an account gets you a personal NMLS ID number — it's yours for your entire career, and you'll need it to enroll in education, schedule your test, and file your license application.

Do this first, tonight

It's free to create the account, takes about half an hour, and unblocks everything else. Your course completions and test results all attach to this ID automatically.

2

Step two · about one week

Complete your 20-hour pre-licensing course

Federal law requires 20 hours of NMLS-approved education before you can test: 3 hrs federal law · 3 hrs ethics · 2 hrs non-traditional lending · 12 hrs electives. Good news for Minnesotans — None — Minnesota has no state-specific pre-licensing education requirement. The federal 20 is all you need.

Our recommendation

The Knowledge Coop

Live, instructor-led online classes — not a 20-hour PDF slog. Their SAFE exam prep is included and you keep access to the materials until you pass.

Independent provider — we recommend them because our people have had great experiences, not because we're paid to. Any NMLS-approved 20-hour course satisfies the requirement.

is the 20-hour class hard? I haven't been in a classroom since college 😬
It's dense but doable — think of it as a crash course in the industry you're joining. Knowledge Coop's live format keeps it engaging, and their exam prep is included.

Step three · 1–3 weeks

Prep for the SAFE test like it matters — because it does

The national first-attempt pass rate hovers around 54% — prep matters. The people who pass on the first try treat prep as its own step, not an afterthought after the 20-hour course. Practice tests, study drills, timed runs — repetition is what wins here.

Our recommendation

Affinity Real Estate & Mortgage Services

Focused exam-prep crash courses that follow the official NMLS content outlines, with practice tests, study drills, and recorded sessions you can replay.

Also an independent provider, also unpaid — just the prep our team points people to.

The 75% rule of thumb

When your practice tests consistently score 80%+ across all content areas, you're ready to book the real thing. Consistently — not once.

Step four · test day

Schedule & pass the SAFE MLO test

You schedule through your NMLS account and sit the exam at a Prometric testing center (or via online proctoring). Questions? Prometric is at 1-877-671-6657.

The exam covers five content areas: mortgage loan origination activities (27%), federal mortgage-related laws (24%), general mortgage knowledge (20%), ethics (18%), and uniform state content (11%). Fail and you wait 30 days to retest; after a third fail, 180 days.

Step five · the finish line

Apply for your license — with us sponsoring you

The final step is filing your individual (MU4) application through the NMLS: fingerprints for an FBI background check, a credit report authorization, and your application details. Minnesota licenses are approved by the Minnesota Department of Commerce — and every application needs a sponsoring employer.

That's where we come in. Connect with our branch before you test and we'll line up your sponsorship so there's no dead time between passing and originating — your license activates with a team, a mentor, and a 90-day plan already waiting.

wait — so I should talk to you guys before I even take the class?
Ideally, yes! We'll sanity-check your plan, share what to expect, and have your sponsorship ready the day you pass. Zero pressure, zero cost — it just makes the whole path faster.

Licensed. Now what?

Passing the test makes you legal. The first 90 days make you a loan officer. Here's exactly how we ramp new LOs.
